The challenge

Residential buildings in Jordan were typically managed through messaging threads, handwritten records and cash collections that were rarely reconciled. Building managers pursued dues across forty or more units, owners had little visibility of how their contributions were used, and security staff worked from printed lists. Each stakeholder required a different view of the same building, in Arabic, on the device they use every day.

Our solution

Sakani is a single platform with three tailored experiences. The building manager sees the complete financial position, including collection rates and payment history. Each owner sees the balance, next payment and history for their own unit. Security staff see the tasks for the current shift. Every payment is held in a permanent financial record that cannot be edited retrospectively and is applied automatically to the oldest outstanding dues, and the platform launched with full Arabic and English support from the first day.

How it was delivered

Role design

Designed one shared set of building records with three views: the building manager with full financial control, the owner with a personal view of their unit, and security staff with the current shift. One platform, three experiences.

Financial record

Built a permanent financial record in which every payment is entered once and applied to the oldest outstanding dues, with an automated settlement routine. Every amount can be traced by auditors and owners alike.

Maintenance and security

Delivered maintenance requests with photo attachments and shift scheduling for security staff. Requests, tasks and notifications appear in the view relevant to each role.

Bilingual, on every device

Launched in Arabic and English, with the layout designed for both reading directions, across the web platform, the administration console and the native mobile applications.

Key insights

  • A single platform with a view for each role was the right decision. The manager, the owner and the security staff share a building, so they share one set of records; only the perspective changes.
  • A permanent financial record with automatic settlement removed the disputes over who paid what, and when, that paper-based building management produces.
  • Launching in Arabic first, with the layout designed for it from the outset, avoided a costly retrofit later. Language support is an architectural decision, not a finishing touch.
